The short answer

Why does a brick chimney leak?

Most chimney leaks come from three places: a cracked crown on top, failed flashing where the chimney meets the roof, or open mortar joints that let water soak into the brick. A proper repair finds which one it is and fixes it, instead of coating over the problem.

Chimney Repair & Rebuild in Greater Boston

A chimney is the most exposed masonry on a house. Wind-driven rain hits it from every side, the crown on top takes standing water and frost, and the flashing at the roofline is often the first thing to fail. Left alone, water works into the brick, joints wash out, and the top courses start to loosen.

We repoint worn joints, pour or rebuild crowns, install caps, repair flashing and, when the brick above the roof is too far gone, take it down and rebuild it. Taller chimneys get proper scaffolding so the work is done safely and right.

Signs it is time to call

01

Water stains near the chimney

Stains on the ceiling or wall next to the chimney usually point to flashing or the crown.

02

Missing or crumbling mortar

Open joints let water straight into the brick. Repointing stops it before bricks loosen.

03

Brick pieces on the roof

Spalled brick on the shingles means the top of the chimney is breaking down.

A chimney sits out in the weather on all four sides. When it goes, it goes from the top down.

Chimney Repair & Rebuild: Frequently Asked Questions

If the brick is solid and only the joints are worn, repointing is enough. If bricks are loose, cracked through or the chimney leans above the roof, rebuilding those courses is the safer, longer-lasting fix.
Yes. Flashing is one of the most common leak sources we see. It has to be integrated with both the roof and the masonry to stay watertight.
The crown is the concrete or mortar cap on top of the chimney that sheds water. Thin or poorly built crowns crack from frost, and once they crack, water goes straight down into the chimney.
Our work is the masonry: brick, mortar, crown, cap and flashing. For flue cleaning and liner inspections, a chimney sweep is the right call.
